Located in the heart of Montreal, this award-winning 27-story office building stands out for its architectural elegance. It includes a café, a conference centre, an outdoor terrace, more than 125 bicycle parking spaces and 45,200 square meters of office space. Its convenient location provides tenants direct access to the amenities at RÉSO and underground connections to both McGill and Peel subway stations.

It boasts exceptional sustainability credentials, including LEED Gold CS and ENERGY STAR® certifications, Building Energy Challenge’s Improved Energy Performance Award and a 2019 BOMA BEST® certification, making it the only building in Greater Montréal that had been awarded the Platinum level.

The facility recently achieved LEED Platinum, the highest distinction for sustainable buildings on the Leadership in Energy and Environmental Design Certification Green Building rating system.

What specific measures do you or your team implement to ensure this space meets the highest standards of cleanliness and embodies the value of clean?

JLL entrusts the contract management of its cleaning services to ValkarTech. Our role is to be involved on a daily basis in supervising cleaning operations and following up on tenant requests to support the janitorial BSC, Bee-Clean Building Maintenance, and ensure that the contract is respected while meeting the client’s expectations. ValkarTech uses its expertise in hygiene and sanitation, as well as all its IT solutions adapted to janitorial services, to help the cleaning crew make the building shine.

We use a quality inspection software to calculate a performance score based on the number and value of non-conformities observed. Eliminating subjective assessments.

Our work route tracking solution is also implemented in the building, and the BSC’s cleaning workers use it daily to record their workflow in the building, and the time spent cleaning each space.

The toilets and gym are equipped with electronic ink screens for a transparent display of service times. A QR code allows users to share comments. All this precious data is saved on a Cloud platform, providing an electronic register that can be accessed at any time.

How does cleaning this space contribute to the health and safety of those who use it?

The combination of all ValkarTech’s solutions enables Bee-Clean Building Maintenance to intervene very precisely with its team to make corrections and anticipate the needs of the client and its tenants.

The audit performance scores, which remain above 92%, demonstrate the company’s commitment to quality and to a job well done. Our accredited auditors make sure that the building sticks with its various Certification’s engagements.

Monthly follow-up meetings organized by ValkarTech between the property manager and the BSC supervisor enable deficiencies to be addressed as they arise. During these meetings, cleaning standards and best practices are discussed and defined.

What does having a spotless space mean to you and your team?

This is a great example of the success of our continued collaboration with the property manager, the contractor, and their employees. We are grateful that these frontline employees benefit from our solutions to improve their work and gain recognition for their work. A clean environment is proof that when all stakeholders combine their efforts, quality can be sustained and durable. Providing an immaculate space allows employees to work in a healthy environment. An immaculate space also encourages people to have greater respect for the work of cleaners.
